West Quay Property Management is a non for profit making company and has been set up by the directors of Waterside and Holton Reach Management Company Ltd to look after the 160 properties on their developments. A fee is agreed for management services prior to West Quay taking on a development. Service Charges are based on the running costs for each individual development and set accordingly. As we are a non for profit making organisation, it is in both ours and the developments’ interests to set a realistic budget and to stick to it.
We now manage 200 units and we continue to grow but still treat each flat owner/lessee on a personal basis. This will never change.
The management of leasehold premises is a complex business requiring structure and knowledge of statutory requirements for the various legislations. West Quay Property Management has a full understanding of these requirements and we work to a high standard for the benefit of all of our clients. We are striving to adopt the RICS Code of Conduct in all of our day to day management.
OUR SERVICES INCLUDE
We carry out an initial assessment of the property to establish any immediate requirements and to establish a timetable of regular works.
We establish a budget, which includes setting our management fee which we will forward to all parties for agreement. Discussions at this point are helpful and are welcomed by us.
We will check that all lease covenants are being adhered to and that the property has the requisite fire/health and safety and asbestos risk assessments in place. We also check that the property is adequately insured.
Your funds are held in a development bank account and we maintain detailed financial records for production to an accountant at financial year end.
We supervise all building works using either reputable local contractors or our own in house maintenance team.
We supervise all cleaning, window cleaning and gardening duties and where possible leave a record on the notice board of each block.

I live in Glan y Mor on the waterside development and I am –particularly pleased with the management company after years of abuse and neglect from the previous two management company’s, what is good about West Quay property management is they are local and contactable and nothing is too much trouble, best of all they don’t charge us for paying our monthly maintenance charges which are due half yearly but they allow us to spread the cost. The gardens look good and we are pleased with the policy to change all the street lighting and the communal areas to LED Lights.
